We offer several choices for sellers including For Sale By Owner programs and Multiple Listing programs with varying commission rates.  Each program offers a different level of service depending on the sellers needs.

FOR SALE BY OWNER PROGRAMS 

SPECIAL Program

      If you already have found a buyer for your home we will....

  • Prepare your Residential Sales Contract
  • Provide you with necessary disclosures including mold, lead based paint & seller disclosure
  • Collect the earnest money
  • Order the title commitment
  • Order the warranty deed
  • Order the transfer declaration
  • Coordinate with inspectors and appraiser
  • Coordinate with lenders on loan progress
  • Prepare the closing statements including mortgage payoffs and proration of real estate taxes
  • Attend the closing with you
  • Our fee is $1,000.00

For Sale By Owner Program

You simply show the home at your convenience, if someone is interested in making an offer on the property, they will contact us so that we can write the contract and present it to you. We handle all negotiations with prospective buyers. 

  • Provide you with a Competitive Market Analysis
  • Guarantee to advertise your home every week in the Sunday edition of the Peoria Journal Star or the Saturday edition of the Pekin Daily Times
  • Place a description and a picture of your home on our website
  • Provide you with information box to hang on the for sale sign
  • Provide you with data sheets to handout to prospective buyers
  • Provide you with professional For Sale By Owner & Open House signs

MULTIPLE LISTING PROGRAMS

$550.00 Multiple Listing Service Program

      This program offers a unique opportunity for a For Sale By Owner to market their property in the Multiple Listing Service and have the option of selling the property themselves. 

  • We will help you complete all of the necessary disclosure forms; including seller disclosure, lead based paint and mold disclosure.
  • We will take a digital picture of your property
  • We will help you complete of data sheet (MLS listing sheet) including owners name and phone number to handout to prospect buyers
  • We provide you with a professional for sale sign and information box
  • We  provide you with a lockbox for Realtor showings
  • We will place your property in the Multiple Listing system
  • We will place a description and a picture of your home on our webpage (clifton-strode-umarket.com)
  • Our fee is $550.00 + a commission paid to a cooperating Broker should a Realtor sell your property.
  • Illinois law requires us to provide you with basic services when the property sells our fee is 1% of the selling price, subject to a $2,000.00 minimum for these services.

4% Multiple Listing Service Program      

This program markets your property in the Peoria Area Multiple Listing Service which will reach Realtors throughout the tri-county area.  This Multiple Listing Program provides you with the following services....

  • We will provide you with a Competitive Market Analysis
  • We will guarantee to advertise your home every week in the Sunday edition of the Peoria Journal Star or the Saturday edition of the Pekin Daily Times
  • We will place a description and a picture of your home on our website (clifton-strode-umarket.com)
  • We will place your home in the Peoria Area Multiple Listing Service
  • We will place your property on the National Association of Realtors website (Realtor.com)
  • We provide you with a professional for sale sign and information box
  • We provide you with a lockbox for showings
  • We conduct open houses
  • We handle your sale from contract to closing including negotiations with buyer's,  other broker's and verify that all documents needed for closing are completed
  • We attend the closing with you
  • Our fee is 4% of the selling price

Standard Program - Multiple Listing Service Program      

This program also markets your property through the Peoria Area Multiple Listing Service which will reach Realtors and their buyers throughout the tri-county area.  This Multiple Listing Program has no registration fee and provides you with the following services....

  • We will provide you with a Competitive Market Analysis
  • We will advertise your property on a rotation basis in the Sunday edition of the Peoria Journal Star or the Saturday edition of the Pekin Daily Times
